Remote consultation (Zoom / Google Meet)

From your own home, with screen sharing. Looking at maps and photos together, we sort out the condition of your property and the way forward. Land consultations are welcome too. No need to visit. Evenings and weekends are fine.

Akiya & land management and watch service

We patrol regularly — airing, running water, checking the mailbox and the exterior — and report back with photos. We also check after typhoons or heavy snow, and arrange land patrols, mowing and garden work.

Selling, renting & free appraisal

After a carpenter inspects the building, we give a free price guide for selling or renting. We also handle appraisal of bare land, farmland and woodland — farmland sales may require Agricultural Committee approval under the Agricultural Land Act, and we guide you through the process. We list on this site and introduce it to people hoping to move here.

Renovation, demolition & clearing

Want minimal repairs before renting, or to demolish an old house? We handle it in-house and through local partners — including altar closing and clearing leftover belongings with trusted contractors.

We visit the property and report its condition with photos and video. For land, we also check the current state and boundaries. No attendance needed from you.

From manage, sell, rent or demolish, we choose the path that fits your situation — with rough costs at this stage.

Carry it out & report

We execute the agreed plan. A licensed agent handles contracts and registration; our own carpenters do the work. We report progress online.

What only an island builder can do

We can assess both buildings and land

Leaks, subfloor, structure — checked by craftsmen who have built island homes. Land appraisals are handled by a licensed real estate agent. Realistic price guidance on both.

We are based on the island

Our head office is in Ikeda, Shodoshima-cho. Unlike an off-island management firm, we can act quickly — and we know the ferries and the local lay of the land.

Can we proceed without ever going to the island?

Yes. Consultation, on-site checks and reporting can all be completed online and on your behalf. You are welcome to visit and attend if you wish, but it is not required.

How much does the management (watch) service cost?

It depends on the patrol frequency and the work involved. We provide a quote after hearing the size of the building and your wishes. Start with a free online consultation.

The title is still in my parent's name / inheritance isn't registered yet — is that OK?
A
You can still consult us. Selling or renting may require sorting out the title; we explain the necessary procedures and can introduce a partner judicial scrivener or specialist.

That's fine as is. We arrange altar closing and clearing of leftover items with trusted local contractors. Many owners start with clearing the contents.

That's perfectly fine. We share the building's condition and a sense of the market, and propose options — including managing it while you take your time to decide.

Can you handle bare land, farmland or woodland?
A
Yes. We consult on bare lots, farmland and woodland. Farmland sales may require procedures under the Agricultural Land Act, such as Agricultural Committee approval — we explain the steps and guide you through.

The land boundaries aren't clear.

Please consult us as-is. We visit and check the site, and if necessary, coordinate with a licensed land surveyor or other specialist.
