First-time Guide

From finding an akiya to handover and renovation —
here is how it works with an island builder.

For buyers: how it works

STEP
1
Search & consult

Browse our listings, or tell us your budget, lifestyle and preferred area. We may also have off-market properties to introduce.

STEP
2
Visit

We guide you on site. If you like, a carpenter joins the viewing and checks the building — leaks, subfloor, structure — on the spot. We can plan around the ferry schedule.

STEP
3
Estimate the renovation

Before you buy, we give a rough estimate of the work and costs needed, so you can decide with the full picture: house price plus renovation.

STEP
4
Contract & handover

A licensed real estate agent supports you through the important-matters explanation, sales contract and registration.

STEP
5
Renovate & live

Renovation is done in-house. We can plan step-by-step work while you live there, and help with subsidy applications.

For sellers: how it works

1
Consult

By phone, form or online. Remote owners welcome.

2
Survey & appraisal

A carpenter checks the building and we give you a price estimate.

3
Listing & matching

We list your property and introduce it to people hoping to move to the island.

4
Contract & handover

We can also arrange furniture clearing and demolition.

Live off-island and own an akiya here?

We've gathered guidance for remote owners — online consultation (Zoom / Google Meet), vacant-house management and watch service, and more.

FAQ

Q
I live outside the island — can I still consult you?
A
Yes. We offer online (video call) consultations. For viewings, we can arrange pickup at the port and plan around ferry times.
Q
I'm worried about how much renovation will cost.
A
While you are considering a purchase, our carpenter inspects the building and gives a rough renovation estimate — so you can decide once you see the total cost.
Q
Can I use subsidies?
A
Shodoshima and Tonosho towns have support programs such as akiya renovation subsidies. We will guide you through the latest conditions and procedures when you contact us.
Q
My house is old — will it sell?
A
It depends on the condition, but more and more people are looking for old kominka houses. Start with our free on-site survey and appraisal.
Q
Can I ask about using a property as a guesthouse or shop?
A
Yes. We have built inns and shops, so we can advise on the work and procedures needed for a change of use.
